A second complete living room in the first floor suite is ideal for a large crowd, with plenty of comfy seating, coffee and end tables for drinks and snacks, and another wall-mounted TV. No more fighting over shows or remotes!

Each of the two kitchens (one in the first floor suite, the second in the main home) offer pristine white cabinets and counters, trendy white subway tile backsplash, and stainless steel appliances. The family chefs can team up to prepare delicious meals for the whole group!
Those culinary creations can be savored together at either the dining table for 12 in the main home or the peninsula bar for 3 and dining table for 4 in the suite.

**Pool heat is an additional charge per stay. Please note that the pool heat will only get 5-10 degrees warmer than the outside temp and that if the outside temp drops below 50 degrees the heater will shut itself off as a safety feature. For the amount of people we had, the hot water was not sufficient.<br/>We were never told about the beach behind our house was private. We would have to walk along the water line and find a public beach.<br/>Our code changed at 930 locking my daughter out of the downstairs apartment, trying to find someone to help us on Jan 1, was not easy.
Hi Joyce. Regarding the issue with the door code, I wanted to inform you that your check-out day was on January 1 at 10:00 am. Our door codes are valid from the time of check-in until 10:00 am on the day of check-out. After you notified our office of the situation, we were able to grant you access to retrieve your belongings after the standard check-out time.
Furthermore, the home you reserved does provide private beach access, and the code to enter the private beach can be found in your guest guidebook. For any future concerns or questions, please feel free to report them, and don't hesitate to call our office for assistance.

The house was great for our extended family of 10 adults and 8 children ... plenty of bed space. It was challenging to go up and down so many stairs, but we made it work. I might suggest offering at least one baby gate (I have one in my home that detaches easily if not needed) for safety. The pool wasn't used (October) but if not for the extra charge for heating it, we would have enjoyed it. Also you might change the pool lights at night to something other than red ... looked odd. Easy access to the beach which was great, but designated chairs on the sand (like the two adjacent houses had) would have been great. Most of us flew in and couldn't bring beach equipment (although available for rent nearby). The large kitchen table held us all, but there wasn't much prep area without an island. Might need a larger sectional sofa to accommodate the number of people that the house holds. Just a few suggestions, as overall the house suited the needs of 18.

A great stay with just a few small inconveniences

Overall, the property is perfectly situated with direct beach access and plenty of parking. The bedrooms were all comfortable and spacious. The living and dining area were both excellent for our family. The private pool was a good size and an excellent amenity to the property. The rooftop area was fantastic with an amazing view; great for enjoying time with family at the end of the day. There were only a few *minor* inconveniences that we ran into.<br/><br/>First, the In-Law Suite on the ground floor is not accessible from anywhere inside the house. You have to exit the front door on the second floor, then walk down the stairs and walk to the side of the house to enter the suite. A staircase inside the house would be ideal.<br/><br/>Next, the primary kitchen could benefit from more countertop space. Without that (perhaps with an island), food prep for a large family of 8 adults and 7 children is somewhat challenging. However, the dining table is more than adequate.<br/><br/>The placement of the refrigerator prevents the freezer door from being completely opened - it hits the wall and can only open halfway. Also, both the refrigerator and dishwasher show signs of wear/age and that they may need to be replaced soon. General food storage options in the kitchen were extremely limited. More open storage options (empty cabinets, etc) would be a great addition.<br/><br/>Again, these really proved to be minor inconveniences rather than issues and in no way made our stay any less enjoyable than it was.

this house is a perfect location with a wonderful pool and close private access to a beautiful beach. the house was well supplies with everything we would need. the management company was quick to respond to our needs. The property appeared very clean but each day we were visited by Palmetto bugs(large **** roaches). they sprayed once during our visit but we just wonder if something else could or should be done about these bugs.
Thank you Kimberly for you feedback. Palmetto Bugs are such a nuisance around here, we always do our best to keep any wild life out of our properties. We are making notes and trying things to help our guest not have to deal with this pesky things. We do hope you enjoyed our lovely beaches and your family had a good time.

Being just one house off the beach made it easy to go back-and-forth from the house to the beach. The beach was not crowded and there was plenty of room to spread out. The main kitchen had a huge dining table with multiple chairs. There is a balcony to sit outside on the second and third floors but the most impressive thing about the house was the rooftop. Although not directly on the beach, the view from the rooftop was second to none. There was plenty of room for all 17 of us to gather for dinner with a grill, TV, and a couple of refrigerators on the rooftop. The full moon over the ocean on our first night was beautiful. The swimming pool was also great with lots of room. The gate to the pool locked in a manner that small children could not wander into the pool area without an adult. Plenty of room and bathrooms for all 16. The rooftop is a real treat to dine, dance and spectacular views of ocean. Great beach access and pool was perfect for early morning swims and late afternoon. Was not aware that the downstairs apartment was not accessible to main house but did provide an entire different kitchen and den to spread out. We would absolutely go back.

Great location with private beach access. You could probably park about 10 vehicles in the driveway. Good pool. Blue Swell was easy to communicate with and was very responsive. We would rent again if several small items were addressed. Killed 3 roaches in house, no shelves in the upstairs refrigerator door, one burner didn't work on upstairs stove, no tub in "primary suite" on 2nd floor as advertised (tub is in the shared hall bathroom), very low water pressure for kitchen sink and all showers except 2nd floor primary suite, beach access stairs detached from main support midway down on beach side making stairs a bit wobbly, poolside table with umbrella is missing the glass top, rug on bottom floor was curled up on edge the entire length making a tripping hazard. All this is to be expected I guess for a place that is heavily used, but a little maintenance could remedy all. Everyone in our group said it was the best trip ever, so we did really enjoy the stay. The roof top deck (and 2 other deck/porches) has incredible views and a huge gas grill (no matches needed). High end chairs too with seating for everyone. Kids spent a lot of time in the pool and loved it. Don't buy beach toys or body boards as there are 2 huge storage bins full of stuff, including a couple of beach chairs and a skimboard. 2 washers and dryers were nice. Sleeps 22 but 8 of those would be small kids on the lower 4 full size bunk beds. TV had Disney+ and I think Amazon Prime or Netflix (not our account). Wifi worked great, even with 10 or more people playing games etc. We got lucky and were able to check in at 4 but you could have to wait until 7 pm to check in. Very timely communication with Blue Swell to let us know we could check in at 4 (and thus go ahead and buy groceries).

The house is located in a great area. Right down the street from the heart of Seaside. The beach access is great and private and so close to the house. We were very pleased with the pool. It’s one of the biggest pools we have had in any rental on 30a. We also were pleased with the amount of parking at this rental. <br/><br/>Negatives- the house is VERY dirty. Every baseboard and molding is caked with dust and sand. All corners of the bathrooms are also packed with dust and sand. They could stand to hire a deep cleaning company and REALLY clean!!!! The size of the kitchen was misleading from the pictures. It was very small. We did enjoy the large kitchen table however. The kitchen drawers are a mess and need to be sorted through and organized. <br/><br/>The bottom floor is misleading as it is basically a private apartment that is totally separate from the rest of the house. This area includes one of the main king bedrooms and bunk rooms. You have to go through a locked door and outside and up the outside stairs to access the rest of the main house. <br/><br/>Overall the house just needs to be deep cleaned!!!

The property was absolutely beautiful, the management took fantastic care of us answering any questions or concerns we had. There is a lot of stairs, but that is absolutely the only “downfall” of the property. Everything was clean, as described, and we would love to come back in the future!

The location and experience was overall great. The details that could use some work was how clean the floors were when we arrived left a lot to be desired. We immediately swept up at least a handful of sand in each room. The upstairs grill is working but the grates that allow the fire to come through are in desperate need of replacing with I’m sure a good cleaning under it to help allow the renters to cook using the entire grill. The pool light wasn’t working and we could never figure out how to make it work. Now with those small things mentioned the management and owner were fantastic about fixing any problems immediately. So I have nothing but amazing things to say about that.

We spent every night it was not raining on the rooftop deck. This is what sold me while searching for a place for a special family vacation. We were not disappointed! Beach access was super. Rooms very spacious, which is important if you have young children.<br/>Since there are a lot of steps, this is the first Emerald Coast vacation I did not gain weight. &#xD83D;&#xDE03; Would highly recommend!

We had a great time. The house was clean and welcoming. We were close to restaurants and other shopping. Being just steps from the beach was also very convenient. We had one small issue while we were there and it was taken care of very quickly. Communication with Management was great and appreciated. There was plenty of room for 16 of us and would recommend this property to anyone with a large group. Also the views and outside area on the roof was an added bonus.

We really enjoyed our stay at Above it All. The roof top deck is great and we really enjoyed spending time up there. The cushions on the furniture up there could use a good cleaning though. Beach access is questionable. Access that is shown on website actually has signs saying it is private and does not include Above it All. Kitchen is well appointed. Pool space is quite small and certainly wouldn’t accommodate the number of guests this house can hold. Location is great.

Upon entering the rental, we saw that it was cleaned and very beautiful. Each room was exactly as the pictures online had described, showcasing cute decor and a wonderful view of the ocean on the third floor living space. After a day or two, we started to notice some small issues here and there. For instance, the water heater must have been in conserve mode because after only a few minutes in the shower, the water ran cold and no more hot water would come out. The sinks were very slow to heat. The other minor issue was a missing hdmi cable in one of the second floor bedrooms, which was inconvenient given the fact that we had several small children staying in one of her rooms who wanted to be able to utilize that feature to watch tv. We became concerned after only staying a couple of days because the trash bin outside was overflowing and the app we downloaded from Blue Swell stated that the garbage truck would be coming on a certain day, and it did not come until the morning we left. Besides these things, our overall stay was great, and in the future we plan on another vacation rental from Blue Swell when the kid’s are a bit older.

Over all stay was amazing! The company answered my questions very quickly... There were remotes without batteries and lights without light bulbs and hot water ran out quickly but overall was very nice...

The vacation experience was a good one. The Blue Swell company was easy to use and very responsive with help. We were disappointed in finding our the beach access to our house is not the one pictured in advertisement of house. Thought we had a private beach access and did not, had to go pretty far down the road to public access. My father is 82 and I rented the house for the private, close access. Parts of the house need updating also.

There is a lot to like about "Above It All". The close beach access and the roof top area were big positives. We really enjoyed the view. The customer service was excellent. Whenever we called about an issue, we received immediate help. It was also nice having the small pool for the kids. <br/>There were a few downsides. 1)The next door unit is a venue for weddings/celebrations. Unfortunately for us, there was an event the first night we were there (Saturday) and a wedding/reception on the following Friday. The first night was a problem because the people used some of our parking area. And since we had nine children with us, the partying made it difficult to get the children to sleep until after 10 PM when the party ended each time. So, future guests just need to know that they will likely run into this.<br/>2)The entrance door on the second floor. The door was hard to close and the noise getting it closed disturbed sleeping/napping children. 3)With the dining and living room area being on the third floor and the associated activity there, movement of dining room chairs and such could be heard easily in the bedrooms on the second floor. 4)The WIFI was spotty at times which was troublesome for a few of the adults who had to deal with getting some work done.<br/>So, even though the house was spacious enough for the 19 of us (10 adults, 9 children) we probably wouldn't return here but still believe that it's nice enough to recommend for future guests.

House is really big and can accommodate a crowd. Roof top is great in the evenings and provides a spectacular view. The listing doesn’t make it clear that t to get in the main house there are about 20 steps. The Vrbo view that is used is of the apartment entrance. The apartment does not have an inside door to the main house. Lots of stairs inside. Great house for young folks but not for anyone with mobility issues. Super easy to get to the beach which is close. Pool small but deep and our kids loved it. Definitely a house for larger families.

Pool heat DOES NOT work - was offered a refund that never came

House was beautiful and in wonderful condition in perfect location.<br/><br/>The only issue I have is that we paid to have the pool heated, and it was not. I called halfway through my stay about the heat, and was told someone would come to fix it - this never happened. I was then told I would receive a refund for paying for the (not heated) heated pool, and 3 weeks later I have STILL not received a refund.

We had a wonderful time at 'Above It All'. The house was very nice. The kitchen might have used a large pot for crab and shrimp boil and perhaps a larger frying pan for bacon and eggs for a large crowd. There were lots of towels provided, thank you.

Best spring break ever! With Seaside just a short bike ride away and the ocean waves just past the boardwalk behind our condo, we had the best of both worlds. The house was clean and very nice. The lower level with its separate entrance and small kitchen was wonderful for the teenage boys and my wife and I. The main house with the 3 levels was perfect for everyone. The deck overseeing all homes and giving a wonderful view of the ocean was a nice place to meet when all 15 were together. The heated pool came in handy the one day the weather didn't permit a beach day! Also it was the stage of many pool volleyball matches. ( bring own net). If you have people who struggle on stairs or little ones who can't yet climb steps then it could be s tough week for them unless they stay in the bottom house. We had an issue with the lock not working on our bikes and the home owners took care of it quickly and professionally. Someone came and cut the chain and gave us a new one. Great week with great people in a great house!

We loved your house!! We rented the triple Crown next door for my daughters wedding and the Winters Past also. A perfect wedding and having everyone right there together was the best. We had 17 people in the house, adults and teens. The boys had the 1st floor and the girls had the 2nd and 3rd floors. The kitchen and master were on the 3rd floor as well as a great family room! The view was gorgeous along with the porch with the french doors. The kitchen lacked a few essentials but were all quickly fulfilled by BlueSwell Mgmt. The pool took awhile to heat up but Blue Swell made sure it was warm for us to swim. The house was clean and all the bedrooms had adorable beachy bedding. Would stay there again with a big crowd! Thanks so much for a fun time to the owners and Blue Swell.

Our Stay was AMAZING. My sister got married next door and stayed there and it was so nice and convenient to be right next door. My two young kids just LOVED the pool and private beach access!
